What to Expect When You Work With Qualified Carpentry

Six steps from your first call to the final walkthrough. No surprises along the way.

The first conversation

Call or text Todd directly at (605) 212-6318. He answers his own phone. You will talk about what you are thinking, what the space looks like, and what you are hoping to accomplish. This is not a sales call. It is a real conversation to figure out whether the project is a good fit and what the right next step looks like.

Site visit

Todd comes out to see the space in person. He takes measurements, asks questions, and listens. A lot of what determines a project's true scope only becomes clear when someone is standing in the room. This visit is how Todd gets accurate enough to price the work honestly.

Written estimate

The estimate is delivered after the site visit, never on the spot. Todd confirms current vendor pricing on materials before putting a number together. The estimate you receive is in writing and reflects real costs, not a low number designed to get your signature. If something in the scope is uncertain at estimate time, Todd will tell you that and explain why. No surprises after the fact.

Project planning

Once you move forward, Todd works out the timeline, coordinates any subcontractors needed, and places material orders ahead of schedule. His subcontractors are vetted, licensed, and people he has worked with long enough to trust. You do not get whoever showed up that week. You get people Todd has built with for years.

The build

Todd is on site. He runs his own jobsites and does not hand a project off after the contract is signed. If something unexpected comes up inside a wall or under a floor, you hear about it from Todd directly before any decision is made. Change orders are handled in writing before the work changes. The scope does not grow without your knowledge and your agreement.

Final walkthrough

When the work is done, Todd walks the finished project with you. If something is not right it gets addressed before he leaves. Thirty-two years in the trade means knowing what right looks like. That standard does not change on the last day of a job.

Questions About Working With Todd

Does Todd show up to every job personally?

Yes. Todd Nelson is on site for every Qualified Carpentry project. He does not hand jobs off to a crew after the contract is signed. The contractor who bids your project is the one who builds it. That has been true for every project in 32 years of work across Sioux Falls and the surrounding area.

How long does it take to get a written estimate?

Most estimates are delivered within five to seven business days of the site visit. Todd confirms current vendor pricing on materials before finalizing any number, which takes a few days but means the estimate reflects actual costs rather than a ballpark that shifts later.

What happens if something unexpected comes up during the build?

Todd contacts you directly before any decision is made. Unexpected conditions inside walls, under floors, or behind existing finishes come up on remodeling projects. When they do, you hear about it from Todd, you understand what it means for scope and cost, and nothing changes without your agreement in writing.

How do change orders work?

Any change to the original scope gets documented in writing before the work changes. That includes additions the client requests and conditions discovered during the build. You will never find out a project grew at the final invoice. Change orders are discussed, agreed to, and signed before work proceeds.

What does the final walkthrough cover?

Todd walks every finished project with the client before considering the job complete. You look at the work together. If something is not right it gets addressed before he leaves. The walkthrough is not a formality. It is the standard that has defined every Qualified Carpentry project.

How does Todd communicate during a project?

Directly and personally. Todd handles client communication himself throughout every project. If you have a question, you reach Todd, not an office coordinator or a project manager you have never met. For a project spanning several weeks, he provides regular updates on progress, timeline, and any decisions that need to be made.

Todd Nelson stands behind every project Qualified Carpentry builds. If something fails because of how it was installed or how it was built, call him. He will come back and make it right. That has been true for 32 years in the trades and it is not going to change now. What this covers is workmanship. It does not cover normal wear, manufacturer material issues, or damage from conditions outside the project scope. If you are not sure whether something qualifies, call and ask. Todd would rather have that conversation than have a client sitting on a problem they did not know how to raise.
